Chartered Building Surveyors in North Wales & Chester

RICS Level 2 Home Survey

A RICS Level 2 Home Survey is designed for conventional residential properties in reasonable condition. It provides a clear and concise overview of the property, highlighting any significant defects, risks and urgent issues that may affect your decision to proceed with the purchase.

The report is easy to understand and includes practical advice on necessary repairs and ongoing maintenance.

What the survey covers

The inspection is non-intrusive and covers all accessible parts of the property, including:

• Roof coverings, chimneys and roof structure

• External walls, windows and doors

• Rainwater goods and drainage (where visible)

• Internal walls, ceilings and floors

• Signs of dampness, movement or structural issues

• Insulation and ventilation (where visible)

The report clearly identifies defects using a condition rating system and highlights any issues that may affect the value or safety of the property.

What is not included

The survey is a visual inspection and does not involve opening up the structure or testing services.

Specialist investigations, such as structural engineering reports or damp testing, may be recommended where concerns are identified.

Is this the right survey for you?

A Level 2 Home Survey is typically suitable for:

• Conventional houses, flats and bungalows

• Properties built with standard materials

• Homes in reasonable condition

If the property is older, significantly altered or of non-standard construction, a Level 3 Building Survey may be more appropriate.

If you are unsure whether a Level 2 Survey is suitable, we can advise based on the property details.
