RICS Level 2 Home Survey
A RICS Level 2 Home Survey is designed for conventional residential properties in reasonable condition. It provides a clear and concise overview of the property, highlighting any significant defects, risks and urgent issues that may affect your decision to proceed with the purchase.
The report is easy to understand and includes practical advice on necessary repairs and ongoing maintenance.

What the survey covers
The survey is a visual, non-intrusive inspection of the property, subject to the agreed scope, safe access and inspection limitations. It covers the main building elements where reasonably accessible and visible.
• Roof coverings, chimneys and roof structure
• External walls, windows and doors
• Rainwater goods and drainage (where visible)
• Internal walls, ceilings and floors
• Signs of dampness, movement or structural issues
• Insulation and ventilation (where visible)
The report clearly identifies defects using a condition rating system and highlights issues that may affect the property.
What is not included
A valuation is not included. Services are not tested, and the inspection does not involve opening up the building or moving fitted coverings.
Specialist investigations may be recommended where concerns are identified.
Is this the right survey for you?
A Level 2 Home Survey is typically suitable for:
• Conventional houses, flats and bungalows
• Properties built with standard materials
• Homes in reasonable condition
If the property is older, significantly altered or of non-standard construction, a Level 3 Building Survey may be more appropriate.
If you are unsure whether a Level 2 Survey is suitable, we can advise based on the property details.
